there is a cost involved with our service, Philberts are able to make both your rent and property more secure in
line with the prescribed regulations as required by the Property Ombudsman.
Remember: Letting agent fees are tax deductible!
Tenant Finding Service
If you’re comfortable managing your property, but are concerned about finding good tenants,
then a Tenant Finding Service may make sense for you. Under this type of arrangement we will:-
- Offer rent valuation and legal advice
- Advertise and market on websites, mailings, newspapers etc
- Accompany all viewings
- Interview and select a suitable tenant
- Reference tenants including full credit history, previous landlord/agent checks and employers reference
- Prepare a full schedule for the property including a comprehensive inventory
- Draw up Tenancy Agreements and Notices
- Notify service companies (gas, electricity, water authority if applicable and council tax) at commencement and termination of letting.
- Arrange the legal annual gas safety checks
- Secure tenancy with guarantor where appropriate
- Advise tenants obligation to obtain contents insurance covering landlords fixtures and fittings
- Retain a deposit
- Secure receipt of first months rent
- Carry out an end of tenancy inventory check out report
- Liaise, negotiate and return of deposits
- Give ongoing advice and guidance as part of our after care service
- Remarket the property during notice period
- Provide annual tax accounts on request
The charge for this type of service is a one off fixed fee of £550.00 + vat.
There are no hidden extra costs. We can also recommend a rent guarantee policy at an extra charge.
Managed
By opting for a Fully Managed service it is designed to remove the worry involved with letting a tenanted property.
You can be sound in the knowledge that all administration and maintenance in relation to your property will be dealt with professionally on your behalf.
In addition to the Tenant Finding Service offered there are some added benefits for choosing to let your property fully managed:-
- Collection of monthly rent paid in to your account by electronic transfer
- Monthly statements of account
- Chasing tenant rent arrears
- Serving of appropriate legal/repossession notices where necessary
- 16 week property inspections and reports for the duration of the tenancy
- Organisation of property repairs and maintenance
- No charges for renewal of tenancy
- Remarket the property during notice period
- Provide annual tax accounts on request
The charge for this type of service is 10% of the gross rent collected monthly. There is an administrative fee of £150.00 + vat per new tenants.
There are no hidden extra costs. We can also offer building insurance services, rent guarantee and legal cost insurance.
